Under Contract

Because a home sale involves an array of both personal and business concerns, it’s important to get it right. Here are some items to consider whether or not you have received an acceptable offer:

  • Is the offer at or near asking price?
  • Has the buyer buried thousands of dollars in discounts and seller costs within tiny clauses?
  • What are the terms and will this buyer see the escrow through?
  • What if no future offers are received?

So many offers and we ended up 10% over asking!

It’s time to negotiate the best offer possible and get into escrow.  Because of all the prep work we did earlier, there will be few, if any, surprises in escrow.  Soon you’ll be on your way to closing.

Closing

We’ve done it.  You got great offers on your house and chose a buyer who’s stayed the course throughout escrow.

Now it’s time to ensure all the details are tied up and you’re ready for closing day.

Closing is where ownership of the home changes hands.  Once Escrow has ALL the monies in hand, from both the buyer and their lender, they will instruct Title to record in the new buyer’s name.  Title records the next day and the transaction is closed.  There is no closing table in Los Angeles.  We will hand over the keys to the buyer on the day of closing.
