The Seller Guide
The Home Selling Experience
Whether you’re selling a property for the first time or you’ve done it all before, selling is one of the biggest financial and emotional decisions you will make in your life. It pays to have the experience and support of a team of reliable professionals including a REALTOR®, escrow officer, inspectors and a range of other individuals.
While it is a major commitment, it is also a very exciting time and we are proud that we will get to play a part in it. We look forward to selling your home for the most amount of money in the shortest amount of time.
This guide is designed to inform you about all the basic steps of the home selling process so that you can feel confident, make informed decisions, and act as an educated seller.
Please take some time to carefully review all of the information presented here. If you have any questions about the topics discussed, we will be glad to go over them with you in detail. Since every real estate transaction is unique, you will most likely have questions or concerns not presented here.
That’s what we’re here for – to assist you at each step, to answer your questions, and to help you sell your home.
You can never have too much information before you decide to sell your home.
The Home Selling Journey
Real estate is a business and yet most agents simply “wing” it. They rush you into signing a contract, stick a sign in your yard and put your listing on the basic MLS website.
We do things a little differently at Bond Real Estate Group. We have a business plan for selling your home. It’s a detailed road map of the process from start to finish and it will be specific to your property.
Finding the right Realtor to represent you is the single most important decision in the whole process!
Angela Bond – Bond Real Estate Group
Most sellers don’t know that a listing contract is binding for the term. Not with us. We’re so confident in our service that you can cancel your listing at any time. No charge and definitely no hard feelings. We’ll write it in the contract.
Prior To Sale
By asking the right questions at the very beginning, you’ll be sure to make the best choice.
- There are three different pricing strategies. Which is the best one for you?
- How to use home repairs and/or staging to maximize your selling price.
- How is the property launched onto the market to create a buzz?
Because of all the preparation, we weren’t nervous when our house hit the market.
Anita Ford – Seller | Mid City
The marketing needs to be intensive and thorough. We tell a story that starts with great photography, compelling copy and a beautiful design.
- Featured listing status on major portals.
- Syndicated to over 600 property information sites worldwide.
- Social media.
- Individual property website.
- Foreign buyer portals.
- Local newspapers.
- Just Listed postcard campaign.
- Neighbor invitations.
- Ten Step Open House Plan
A lot of thought, effort and resources go into this part of the home selling process and it will lay the groundwork for a successful sale.

Good Communication. It’s one of the things that makes Bond Real Estate Group different. We set up a one stop Project Basecamp for you. Here you’ll see everything we do:
- Copies of advertising both online and print.
- Calendar of open houses and showings.
- Buyer feedback.
- Ongoing marketing.
We always knew what was happening and what was coming up.

It’s important to keep the focus and energy during this part of the process. Every call is returned and every lead followed through in order to find the perfect buyer.
Because a home sale involves an array of both personal and business concerns, it’s important to get it right. Here are some items to consider whether or not you have received an acceptable offer:
- Is the offer at or near asking price?
- Has the buyer buried thousands of dollars in discounts and seller costs within tiny clauses?
- What are the terms and will this buyer see the escrow through?
- What if no future offers are received?
So many offers and we ended up 10% over asking!
Christine Hawes – Seller | Hollywood
It’s time to negotiate the best offer possible and get into escrow. Because of all the prep work we did earlier, there will be few, if any, surprises in escrow. Soon you’ll be on your way to closing.
We’ve done it. You got great offers on your house and chose a buyer who’s stayed the course throughout escrow.
Now it’s time to ensure all the details are tied up and you’re ready for closing day.
Smooth escrow and great communication.
Jonathan Entler – Seller | Hancock Park
Closing is where ownership of the home changes hands. Once Escrow has ALL the monies in hand, from both the buyer and their lender, they will instruct Title to record in the new buyer’s name. Title records the next day and the transaction is closed. There is no closing table in Los Angeles. We will hand over the keys to the buyer on the day of closing.
